How much does a partition wall cost in Singapore in 2026?

Partition walls divide an office, shop or clinic into rooms. In Singapore they are priced per square foot or square metre of wall, or per linear (running) metre at a standard height. The material, acoustic rating, fire rating and doors drive most of the price.

The ranges below come from publicly published 2026 guides. They are indicative ranges from other firms, not an ifix.sg quotation. Where we converted per-m² figures to per-sq-ft, we used 1 m² = 10.764 sq ft and rounded.

Standard drywall (office) S$40–S$80 per sq ft of wall [1]
Single-layer drywall, painted S$80–S$120 per linear metre [2]
Double-layer drywall (better acoustics and fire) S$120–S$180 per linear metre [2]
Fire-rated drywall, 1 hour S$140–S$200 per linear metre [2]
Fire-rated drywall, 1 hour S$90–S$130 per m² (about S$8–S$12 per sq ft) [4]

Which partition type suits a commercial office?

Drywall (gypsum board on metal studs)

Drywall is the most common office partition. It is cost-effective, good for basic zoning and easy to modify. Its sound insulation is limited unless you add acoustic layers [1]. It is also light, at about 5–8 kg per m² against 20–30 kg for brick [6]. That matters on upper floors of office buildings.

Glass partitions

Single-glazed glass keeps sightlines and daylight and suits collaborative and executive areas. The price depends on glass thickness, frame type and hardware [1]. Double-glazed partitions sandwich two layers of glass with an air gap. They are much better for meeting rooms and private offices, but heavier and costlier [1]. One guide adds 10–15% for corners and intersections and S$800–S$2,500 for door integration [2].

Brick and block walls

Brick or block walls are heavier and slower to build, harder to alter, and noisier and dustier during installation [6]. They are less common inside leased offices. Where they are used, expect curing time before plastering and painting.

How much do fire-rated and acoustic options cost?

Fire rating. Double-layer drywall improves both acoustic performance and fire resistance [2]. One-hour fire-rated drywall is published at S$140–S$200 per linear metre [2], or S$90–S$130 per m² [4]. In commercial buildings, works that affect fire compartments, escape routes or fire doors count as fire safety works under SCDF rules. These need SCDF plan approval before they start, unless exempt or covered by a minor-works lodgement [8]. Check with your building management and a Qualified Person before you change a demising or corridor wall.

Acoustics. Sound insulation is measured as STC; higher is quieter. Published figures:

Partition Typical STC Source
Single-layer drywall 25–30 (one source) / 35–40 (another) [2][3]
Double-layer drywall 35–42 [2]
Double-layer acoustic drywall with insulation 45–55 [3]
Single-glazed glass 28–35 [2]
Double-glazed acoustic glass 38–45 [2]

For confidential meeting rooms, acoustic drywall, or acoustic glass if you need the light, is the safer choice. A solid-core door also helps, because the door is usually the weakest point [3].

What else affects partition wall cost?

  1. Height and length. Full-height walls up to the slab cost more than walls that stop at the false ceiling. Curved or complex walls carry a 30–50% premium in one guide [2].
  2. Doors. Door frames and installation add S$800–S$2,500 each in one guide [2].
  3. Power and data. Electrical cut-outs and points add to drywall costs [1].
  4. Access and hours. High-rise access, after-hours work and permits raise labour cost [4].
  5. Demolition first. Removing the old layout before installing the new one adds cost [4].

How long does partition installation take?

Published durations:

Building management approval, after-hours restrictions and SCDF submissions can add to these times.

How much does it cost to remove or reinstate a partition?

Most commercial leases require you to remove your partitions at the end of the tenancy and make good the walls, ceiling and floor. Published 2026 reinstatement line-item rates [7]:

Removal item Indicative price Notes
Drywall partition removal S$30–S$80 per m² Includes disposal and patching
Glass partition removal S$60–S$120 per m² Frameless costs more; includes framing removal and ceiling make-good
Ceiling reinstatement S$25–S$55 per m² Ceiling tiles, grid repair, lighting removal
Data cabling strip-out S$30–S$60 per point Trunking, cables and faceplates

If your landlord or the next tenant wants the partitions kept, get it in writing so the item comes out of your reinstatement scope. For full reinstatement pricing per sq ft, see our reinstatement cost Singapore guide. If you are building a new office, see the commercial renovation cost guide.
