The same office floor, before reinstatement and after handover to the landlord.
ifix.sg is a reinstatement contractor in Singapore, operated by Trends Interior Design Pte Ltd (in-house since 2004, BCA Registered L1 Grade, bizSAFE Level 3, LEW & GB2 licensed). We return rented offices, shops, F&B outlets and warehouses to the condition the lease requires, handling building-management approval, licensed M&E termination, making good, disposal and the landlord's handover inspection, with our own crews and a fixed price after a free site assessment.
Miss the lease end date and holdover rent and penalties start, often hundreds of dollars a day.
A commercial deposit can run into tens of thousands. Fail the building inspection and the landlord can hold it back.
Cheap quotes and a chain of subcontractors leave you coordinating trades yourself. We don't subcontract our trades.
Partition, false ceiling, carpet, data cabling and M&E strip-out back to the landlord's handover spec.
Shopfront, signage and fit-out removal for mall and street-front units.
Kitchen exhaust, wet areas and fit-out removal, with services terminated by licensed trades.
Racking, mezzanine, partition and M&E removal for factories and warehouses.

Send the unit address, floor area, lease end date and a few photos.
We read your landlord's reinstatement clause and check the unit against it (week 1).
One figure against an agreed scope, planned back from your handover date.
Our own crews strip out, disconnect M&E and make good (typically weeks 2–3 for an office).

Many Singapore offices fall between S$3 and S$18 per sq ft (published 2026 contractor guides). See the cost guide below, or get your exact number.
Reinstatement cost in Singapore is usually quoted per square foot. Publicly published 2026 contractor guides put typical offices at about S$3–S$18 per sq ft, heavy or Grade A fit-outs at S$18–S$30+ per sq ft, and small offices or retail units under 500 sq ft from about S$3,000 as a lump sum. The final price depends on fit-out density, M&E works, building rules and the lease make-good clause.

The biggest swing factor is the lease clause. “Bare shell” means removing ceilings, flooring and M&E back to the structure. “Original condition” may only mean removing your additions and repainting. Read the clause before comparing quotes.
Most quotes start from a per-sq-ft rate; larger units get lower unit rates but higher totals.
Glass partitions, feature walls, raised floors and built-in carpentry add hacking, labour and disposal.
Electrical termination (LEW), data cabling, air-con, sprinklers and plumbing add licensed-trade costs.
After-hours-only works, lift booking, protection, permits and works deposits raise labour cost.
“Original condition” vs “bare shell” vs “fair wear and tear” changes the scope a lot.
Rushed handovers need bigger crews or night shifts, which cost more.
Debris volume and specialist waste such as grease traps or chemicals are charged separately.

Strip-out, M&E disconnection and making good are done by one in-house team, so one contractor owns your schedule from assessment to sign-off.
A reinstatement contractor returns a rented unit to the condition stated in the lease, usually original or bare-shell condition, before handover. Work typically covers removing partitions, false ceilings, flooring and fixtures, terminating electrical and plumbing services through licensed workers, patching and repainting, disposal and a final inspection with the landlord or building management.
Published 2026 price guides from Singapore contractors put office reinstatement roughly between S$3 and S$18 per sq ft for typical units, with heavy or Grade A fit-outs higher. These are example ranges. Your price depends on the site assessment.
A typical office runs: a free on-site assessment and fixed-scope plan in week 1, in-house strip-out and make-good in weeks 2 to 3, then landlord sign-off on handover day. Larger floors or after-hours-only buildings take longer.
Heavy partitions and glass, raised floors, extensive M&E and air-conditioning works, after-hours-only building rules, tight deadlines, specialist disposal and rectification after a failed inspection.
Usually yes. Most commercial buildings and industrial estates require a works application, deposit, insurance documents and approved working hours before any hacking or noisy works start.
Electrical disconnection and termination should be carried out or endorsed by a Licensed Electrical Worker (LEW). Our operating company is LEW and GB2 licensed.
Yes. A free on-site assessment against the lease make-good clause and the landlord's handover checklist is the only way to produce a fixed, itemised quote. We arrange it within 24 hours of your WhatsApp.
Sometimes. Landlords may accept a cash settlement or let fixtures stay that the next tenant wants. Get the agreement in writing. This is general information, not legal advice.
Check each quote. GST-registered contractors must add 9% GST, so compare quotes on the same basis.
Read the reinstatement clause around six to nine months before lease expiry, get the unit assessed and scoped about three months out, and appoint a contractor at least six weeks before handover. Building management approvals can add time before any work begins.
No. Our operating company runs strip-out, M&E disconnection and making good with its own in-house crews, so one contractor owns the schedule from assessment to landlord sign-off.
Offices, retail shops, F&B outlets, and industrial units such as warehouses and factories. We do commercial reinstatement only.
